NAYARIT

Guayabitos

Guayabitos, located along the Riviera Nayarit, is a beloved beachfront destination for middle-class Mexican families and an increasing number of budget-conscious travelers from the U.S. and Canada. Known for its relaxed coastal lifestyle and warm waters, it’s especially popular during holidays like Semana Santa, Mexico’s version of Spring Break.

Guayabitos is comprised of three interconnected towns:

  • Rincón de Guayabitos

  • La Peñita de Jaltemba

  • Los Ayala

Together, they form a vibrant beach community with over 20,000 full-time residents and seasonal visitors. The area is easily accessible via the La Peñita exit on the Puerto Vallarta–Guadalajara toll road, making it a convenient getaway for national and international tourists alike.

Life in Guayabitos

Life in Guayabitos revolves around the beach. Whether you’re sunbathing, swimming, or enjoying a relaxed happy hour, everything moves at a slower, more enjoyable pace. The expansive beach on Jaltemba Bay is ideal for families, while Los Ayala—separated by a rocky point—offers a more secluded setting in a small bay.

To the north, Costa Canuva is an emerging luxury development that will feature 2,500 residences, five hotels, and a world-class golf course. Just south of Guayabitos lies Mandarina, a high-end enclave with 55 exclusive villas built around the One&Only Mandarina resort, nestled in lush tropical jungle.

Rincón de Guayabitos Real Estate

Rincón de Guayabitos is the most developed and tourist-friendly of the three towns. It offers a wide range of beachfront hotels, restaurants, and bars that cater to both short-term visitors and long-stay snowbirds. While Guayabitos offers essentials, many long-term residents shop and dine in neighboring La Peñita for greater variety.

The Guayabitos real estate market features:

  • Beachfront condominiums and homes

  • Affordable single-family residences

  • Small-town living with strong rental potential

Most properties are owned by residents of Guadalajara and an established Canadian community.

For those seeking an authentic Mexican beach town, Guayabitos offers a quieter alternative to larger resort areas.

Luxury Homes

The most upscale properties are located in Guayabitos Residencial, stretching from the Pemex gas station to Arroyo Guinea creek. This neighborhood offers:

  • Direct beachfront access

  • Boutique hotels and condo buildings

  • A private tennis and pickleball club

In contrast, Guayabitos Centro is home to smaller houses owned by locals, with many beachfront properties repurposed as hotels and restaurants.
